My client is a global player that invests in real estate, equity, credit, and other financial assets. Based in Dublin West they are looking to add to their team an Asset Manager to oversee their real estate portfolio in Dublin.

Key Responsibilities

• Manage the administration of property assets in possession or in the care of Receivers and/or property agents on behalf of the company. • Meet with Receivers and/or property agents as required to expedite the sales/ letting process. • Ensure Agents / Receivers manage tenanted properties appropriately and that relevant notice letters are issued to tenants at appropriate timelines. • Ensure efficient collection of rental income ensuring deductions are accounted for and approved and rent is batched to the respective account. • Manage cases where rent is not being paid, ensuring appropriate letters are issued and RTB / legal process is followed as appropriate. • Ensure all properties are maintained and any problems which arise are solved in a cost effective manner using the QS, agents on the Start Panel or recommended by the Selling Agent. • Liaise with security companies ensuring they provide necessary documentation, keys etc. and where agreed that the properties are clean/cleared and decorated in a cost-effective manner. • Ensure all relevant property costs are paid and documents / receipts are received and in order e.g. BER Certificates, Household Charge, NPPR etc. for all cases for sale including MTR sales. • Process invoices based on current sign-off limits and ensuring costs including legal costs are updated on systems as appropriate. • Ad hoc projects as they arise.

Knowledge and Experience

• Minimum of two years’ experience as a residential property manager with proven property management experience. • Ability to manage and drive processes with third parties is an essential element to this position. • Excellent PC skills (specifically in the use of databases and Excel). • Pro-active and problem-solving approach to work. • Excellent analytical and reporting skills. • Drive, energy, and an enthusiastic team player. • Good organisational skills and ability to plan and prioritise work. • Ability to demonstrate initiative and follow through on tasks. • Good working knowledge of property market, rental market, conveyancing transactions and conveyancing issues is an advantage If you are interested in this role contact Conal O'Connor on e-mail [email protected] or 01 5927858 or click below
